The use of the property would be to park our equipment while not in use. This would be during the weekend and as needed during the week while the equipment is not in use. The equipment consists of 5 tractor trailers, 2 cranes, 5 trailers, tool trick as well as miscellaneous oil and gas related products such as unassembled pumping units, piping, etc. 2. This proposal is consistent with the intent of the Weld County Code, Chapter 22 of the Comprehensive Plan. Section G Policy 7,2 states "commercial and industrial uses should be accommodated when the subject site is an area that can support such development", Our proposed use is on a site that can accommodate such use. Our proposal also includes erecting an eight(8) foot fence surrounding our equipment and products as to protect the surrounding landowners from unsightly scenery. 3. This proposal is consistent with the intent of the Weld County Code, Chapter 23 of the Comprehensive Plan. Section A, 2. Includes Oil and Gas Support and Service which is what our company does and is what our equipment is used for that would be stored on under our proposal. 4. There are a couple of houses surrounding the site however since we will be putting up a privacy fence these houses will not be affected, 5. a. Five(5) people will use this site b. 0 employees will be employed at this site but will be retrieving vehicles from the site as well as potentially loading materials from this site. c. The proposed hours of operation will be 5am-9pm unless otherwise needed. ,na,u' f• -u St ri AA --7 d. Currently we are not proposing any structures to be erected. e. Them are currently no animals proposed to be on the site. f. Tractor trailers with a GVW of roughly 80,000 as well as cranes with a GV1/211/ of roughly 58,000 are proposed to be accessing this site along with pickups with a GVW of roughly 7,500 and tool trucks with a GVW of roughly 29,000. g. Weld County h. There will be bottled water provided to our employees. i. There is no existing or proposed sewage system as the employees will only be on site long enough to drive equipment to and from. j. Currently there are no storage or wearhousing proposed 6. No chemicals will be stored on site. The site is for vehicles and miscellaneous parts. No vehicles or equipment will be washed on site. Regarding a motor vehicle oil leak, JL standard operating procedures are to dig up the contaminated soil and ship it to the Ault Waste Management Facility. JL then tests and analyzes the remaining soil to be sure it is clear of all contaminates. Once that is completed, JL back fills the previously contaminated area.
