The parcel of land on which this request has been made is described as Pt . SZ Section 31, T5N, R65W of the 6th P. M. , Weld County, Colorado. This property is located at 515 1st Avenue, LaSalle, Colorado, which is adjacent to the Town of LaSalle. The request is to split the property into two parcels each being 0. 504 acres in size. Mr. Huston desires to sell Lot B for financial reasons. The 0. 504 acre parcel is intended to be used for a residential building site. Based upon the information submitted and the adopted policies in the County, the Department of Planning Services Staff recommends the re- quest be approved for the following reasons : 1. The request is in compliance with the policies of the Weld County Comprehensive Plan in that to minimize conflicting land uses, residential development will be encouraged to locate adjacent to existing towns and in accordance with the comprehensive plans and stated wishes of each community. The parcel of land under con- sideration is located adjacent to the Town of LaSalle and is inside the LaSalle comprehensive plan area. The Town of LaSalle Planning Commission and Town Board have no objections to this request . Board of County Commissioners Page 2 June 6, 1979 2. This request is in compliance with the intent clause, Section 9-2 of the Weld County Subdivision Regulation, in that the 1 acre plus parcel has a low utility for agricultural use due to the amount of acreage. In the opinion of the Department of Planning Services Staff the property will be developed for a higher and better use. The LaSalle Master Plan has identified the future land use of the property under consideration as low density residential . The residential uses would appear to be compatible with the surrounding land uses. 3. On April 12 , 1979, the Weld County Board of Adjustment granted a variance from the 180' minimum lot width requirement of Section 3.14 of the Weld County Zoning Resolution, therefore, this request complies with the provisions of Section 9-4 A. of the Weld County Subdivision Regulations regarding minimum lot width. Mr. Huston is requesting a variance from Section 9-4 A. (7) of the Weld County Subdivision Regulations which states that the minimum size of any building site, tract or lot created by recorded exemption pro- cedure shall not be less than 1 acre, except when smaller lot sizes are allowed in a specific zoning district . Both proposed lots of the recorded exemption will be only 0. 504 acres, plus or minus in size. The Department of Planning Services Staff recommends approval of the variance request in that we feel the request is reasonable and within the general purpose and intent of the rules, regulations and standards established by the Weld County Subdivision Regulations. Municipal sewer service is available to the property. In checking with the town of La Salle it does not violate anythinc in their master plan, and obtaining sewer services does not seem to be any problem, especially since I have just received them for my own home next to the lot. Water services are available thru the Central ;field County Water District. There are houses on three sides of the lot and one across the road that runs in front of the lot. I am proposing to sell the lot for finincial reasons, also we feel it would be an asset to the surrounding homes for a home to be constructed on the lot instead of just a vacant lot.
