Woodruff Weld County Assessor 1400 N. 17th Avenue Greeley, CO 80631 RE: Appeal / West Greeley Law Center, LLC Account No. R2014886 Dear Mr. Woodruff The actual value after review is still too high at $1,066,860. The appraisal submitted showed the value of $900,000. While it is understood the appraisal is outside the date window, it is indicative of the value on June 30, 2012. The real estate values went down after 2008 and have stayed down. My rents per square foot have not increased in 5 years and expenses have gone up. There are no buyers in this market willing to pay $1,066,860 for the property; $900,000 would be a stretch. Chris Ruff is a credible commercial appraiser and he says $900,000 on June 30, 2012 is the value of the property and was unchanged thru the appraisal submittal date of February 13, 2013.
