The first property listed is two lots to the west and the next property listed is directly across the street to the north of our home. Lots here all are valued at $94,000. Back the land price from residential improvements we are at $432,812 and divide that by total finished sq ft (2951) our property values at $146.67 per sq ft. This is considerably higher than the two homes that sold within the 18 month valuation period. Based on these two examples, we feel our residential improvements should be valued at $110 per finished square foot. This would make our residential improvement $324,610 plus add the $94,000 for the lot this comes to $418,610.
