RE: APPROVAL OF SITE DEVELOPMENT PLAN - Lot 1 - ALTHEN/BOYER
COMMERCIAL UNIT DEVELOPMENT.
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS , on the 12th day of September, 1977 , the Board of
County Commissioners of Weld County, Colorado heard the appli-
cation of the developers for approval of the Site Development
Plan for Lot 1 of Althen/Boyer Commercial Unit Development, and
WHEREAS, the Weld County Planning Commission, having recom-
mended approval of said Site Development Plan for said Lot 1 ,
subject to compliance with the ten development plan standards
as set forth on the Site Review Plat,
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado, that the Site Development
Plan for Lot 1 of Althen/Boyer Commercial Unit Development, be,
and hereby is , approved, subject to the ten separate development
standards as set forth on the Site Development Plat.
The above and foregoing Resolution was , on motion duly made
and seconded, adopted by the following vote on the 12th day of
September, A.D. , 1977.

RESOLUTION OF RECOMMENDATION TO THE BOARD OF COUNTY COMMI ` SIONERS
Moved by Percy Hiatt that the following resolution be intro-
duced for passage by the Weld County Planning Commission :
Be it therefore Resolved dy the Weld County Planning Commission
that the following be adopted by the Board of County Commissicners :
Site Plan
Althen/Boyer Subdivision — Lot 1
To be recommended favorably to the Board of County Commissioners for
the following .reasons :
1 . The proposed use complies with the uses permitted for the Althen/Boyer
Commercial-Unit Development as outlined in the Development Standards
for the PUD.

Thi Chairman declared the motion passed and ordered that a certified

2. The proposed Development Standards are compatible with the PUD
Standards.
The Planning Commission recommendation for approval is subject to
the County Engineer approving the drainage plan prior to the meeting
with the Board of County Commissioners.

Planning Commission , do hereby certify that the above and foregoing
Resolution is a true copy of the Resolution of the Planning Commission
of Weld County , Colorado . rdopted on September 6, 1977 and re-

Development Standards
•

1 . Permitted use shall be an office and welding machine •
shop building . All permanent storage shall be housed
within proposed buildings . Temporary outside storage
shall be allowed only when screened to effectively
enclose from view and outside storage .
2. Total domestic and outside water usage on Lot 1 , shall
he limited to 1 , 000 gal /day .
3. Access to the property shall be from the Frontage Road
degined on the final plat of Lots 1 - 5.
4. Maximum height of buildings shall be 40 feet .
5. Minimum front setback shall he 50 feet . Side and rear
setbacks shall he in compliance with Weld County Require-
ments for Commercial Zoning.
6. • Fencing permitted along lot lines shall he chain link.
7. Signs shall he limited to one ( 1 ) per individual site.
Signs shall conform with State Highway Recommendations
regarding lighting size .
8. Acceptability of sewage systems installed on Lot 1 , shall
be subject to the approval by the Weld County Health
Department .
9. Development shall commence within one ( 1 ) year of the
date approval by the Board of Weld County Commissioners.
10. The recommendations of the Subsurface Rock Stability
Report by Fox & Associates , Inc . , dated January 4 , 1974
and addendum report dated January 22, 1974 shall be
incorporated in the design and construction of any
structures placed or built on Lot 1 .
