RE: LOT SIZE VARIANCE - GEORGE BAIN and ELIZABETH BAIN, 3724
WELD COUNT ROAD #6, ERIE, COLORADO 80516.
WHEREAS, it has been determined by the Board of County
Commissioners , Weld County, Colorado, at a public hearing held
on the 29th day of November, 1976 in the Chambers of the Board
of County Commissioners, Weld County, Colorado, that a certain
parcel of land, being the property of George Bain and Elizabeth
Bain, 3724 Weld County Road #6 , Erie, Colorado 80516 , and more
particularly described as follows , to-wit:
A tract of land located in the NEq , Section 27 ,
T. 1N. , R. 68W. , 6th P.M. , Weld County, Colorado,
more particularly described as follows :
Beginning at the northwest corner, Eli , NEq , said
Section 27, considering the west line of the E' ,
NE4 , said Section 27 , to bear North 0° 00 ' 00"
East with all other bearings relative thereto;
thence South 0°00 ' 00" East, a distance of
1 , 319 . 11 feet;
thence South 89 °43 ' 50" West, a distance of
471 . 25 feet;
thence North 0°00 ' 20" West , a distance of
1 , 001. 36 feet;
thence North 89°48 ' 50" East , a distance of
11 . 25 feet;
thence North 0°00 ' 00" East, a distance of
318. 43 feet;
thence North 89°48 ' 50" East , a distance of
460 feet, more or less , to the point of begin-
ning .
The north 30 feet of the described parcel shall
be for County Roadway purposes , said parcel con-
taining 14 . 195 acres , more or less , which acreage
shall include the 30 feet for County Roadway.
WHEREAS, George Bain and Elizabeth Bain desire to split the
hereinabove described tract of land into two parcels , and
WHEREAS, Section 9-4A (6) of the Weld County Subdivision
Regulations requires that a lot size variance be obtained before
a Recorded Exemption is granted to the applicants, and
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, feels that the applicants have shown good cause for
granting a lot size variance under Section 9-4A (6) of the Weld
County Subdivision Regulations.

NOW, THEREFORE, BE IT RESOLVED that a variance from
lot size requirements be granted to George Bain and Elizabeth
Bain for the above described parcel of land, subject, however,
to review by the Weld County Engineer as to access to County
Road No. 6 from said real estate.
The above and foregoing Resolution was, on motion duly
made and seconded, adopted by the following vote on the 6th
day of December , A.D. , 1976.

thereof lying within US Highway No. 34 right-of-way, and except that portion thereof
conveyed by Deed recorded in Book 1460, at Page 101, records of said County.
WHAT CHANGED OR CHANGING CONDITIONS MAKE THE PASSAGE OF THIS REZONING NECESSARY?*
Present B zoning does not allow uses which are appropriate, now that US Highway No. 34
has been expanded and improved to handle traffic common to light manufacturing and
trucking. The general area involved is seeing an increasing number of commercial
and industrial uses.
WHAT OTHER CIRCUMSTANCES JUSTIFY THE PROPOSED REZONING?*
A search for properties zoned C within a relatively short distance of Interstate
Highway No. 25 and US Highway No. 34 has revealed a lack of suitably zoned property.
