A SCALE DRAWING IS ALSO SUGGESTED.* All of that portion of the Northeast Quarter of the Northeast Quarter of Section 13, Township 5 North, Range 68 West of the 6th P.M. , County of Larimer, State of Colorado, lying North and West of the Great Western Railway right-of-way, except: That portion thereof lying within US Highway No. 34 right-of-way, and except that portion thereof conveyed by Deed recorded in Book 1460, at Page 101, records of said County. WHAT CHANGED OR CHANGING CONDITIONS MAKE THE PASSAGE OF THIS REZONING NECESSARY?* Present B zoning does not allow uses which are appropriate, now that US Highway No. 34 has been expanded and improved to handle traffic common to light manufacturing and trucking. The general area involved is seeing an increasing number of commercial and industrial uses. WHAT OTHER CIRCUMSTANCES JUSTIFY THE PROPOSED REZONING?* A search for properties zoned C within a relatively short distance of Interstate Highway No. 25 and US Highway No. 34 has revealed a lack of suitably zoned property. e.
