Attached please find our protest of the Assessors Notice of Valuation on this property. The Assessor's Office has provided no evidence in support of their valuation, and likewise the Notice of Determination denying our protest does not provide any documentation such as comparable properties. It is unfair to ask us to again respond to a valuation that has not been documented prior to a legal hearing. Our original Notice of Valuation appeal includes such supportive documentation. First of all, this property was purchased for $165,000 in May 2011. Property values dropped over the next 12 months, and only recently have started to rebound. Mr. and Mrs. Schmidt bought the property at close to the asking price because they wanted to be in that neighborhood, close to children and their church, and did little to negotiate a more fair price, i.e. the home is outdated, with original carpet, kitchen cabinets, appliances, and fixtures. Additionally, the purchase price included personal property such as the fixtures, appliances and drapes, probably worth about $5,000. Second, the notice does not provide any similar sales or properties to justify the proposed valuation. However, the following other properties of similar age would show a lower valuation is appropriate. While there are differences in the respective properties, the condition of the subject property more than make up for the small differences in square footage, etc. Accordingly, we believe the 1010 Walnut property should have a valuation for real property tax purposes of $155,0000, taking into account the purchase price of $160,000, and trended $5,000 downward to the end date of June 30, 2012.
