the services it provides to its taxpayers. The local taxing authorities hold budget hearings in the fall.
If you are concerned about mill levies, we recommend that you attend these budget hearings.

APPEAL PROCEDURES
County Board of Equalization Hearings will be held from
July 1 through August 5 at 1400 N 17 AVE.
To appeal the Assessor's decision, complete the Petition to the County Board of Equalization shown
below, and mail or deliver a copy of both sides of this form to:

To preserve your appeal rights, your Petition to the County Board of Equalization must be
postmarked or delivered on or before July 15 for real property — after such date, your right to
appeal is lost. You may be required to prove that you filed a timely appeal; therefore, we
recommend that all correspondence be mailed with proof of mailing.
You will be notified of the date and time scheduled for your hearing. The County Board of
Equalization must mail a written decision to you within five business days following the date of the
decision. The County Board of Equalization must conclude hearings and render decisions by August
5, § 39-8-107(2), C.R.S. If you do not receive a decision from the County Board of Equalization and
you wish to continue your appeal, you must file an appeal with the Board of Assessment Appeals by
September 12, § 39-2-125(1)(e), C.R.S.
If you are dissatisfied with the County Board of Equalization's decision and you wish to continue your

Subject: Appeal of Property Assessment for 3180 Branding Iron Ct., Milliken CO; Acct. # R8001499, Parcel #
095734007026
Dear Sir or Madam:
We base our appeal on property sales and assessment changes in the Mill Iron 5 and Mad Russian subdivisions in
Milliken, CO, as these provide the closest comparables.
There was one property sold in Mill Iron 5 during the evaluation period: 3540 Mill Iron Ct. The attached
documents for that property show that the total assessed value dropped from $957,604 to $722,696 at the time it
sold for $447,100 on 06 June 2012. You have now assessed it at $753,400!! The sale price is very strong evidence
that the property values in Mill Iron 5 should have dropped from the previous assessments, instead of having
increased!! Accepting the sales price as a rational assessment would show over a 38% DROP in the assessment,
instead of an increase!
Property assessments did drop in the Mad Russian subdivision, which is a similar community just on the other side
of the Mad Russian golf course. Three property sales and one very close comparable indicates the direction and
amount of a correct assessment for our property. All are one-story ranch homes, as is ours.
First, the property at 104 Birdie Dr had been assessed at $295,769, sold on 07 Oct 2011 for $260,000, and is now
being assessed at $254,123 — a drop of over 14% and lower than even the sales price.
The property at 105 Birdie Dr had been assessed at $258,647, sold on 30 May 2012 for $285,000, and the property is
now assessed at $245,820 —a drop of almost 14% under the sales price one month after it sold.
The property at 2130 Birdie Way had been assessed at $204,897, sold on 09 May 2011 for $252,000, and is now
being assessed at $203,988 — a drop of over 19% from what it sold for!!
The property at 2148 Country Club Ln is 8 %% larger, on the main floor than our home, and 60% more finished
basement space. Our house has a larger garage and theirs a larger porch and balcony but the houses are reasonably
similar. The Mad Russian house had been assessed at $414,234, and dropped to $380,899 — a drop of over 8%
Applying the 8% drop in assessed value to our home would result in a new assessed value of $368,000. If we
assume the more aggressive 14% value drop for the area, the new assessed value for 3180 Branding Iron Ct should
be $344,000.
We will agree to $368,000 as a fair, rational, and reasonable assessed value for our property.
Note also that the Assessor's documentation incorrectly lists our house with 4 bedrooms and 4 baths, when it actual!
has only 3 bedrooms and 3 '/3 baths.
