C' WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld 6 County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and s WHEREAS, the Board of County Commissioners of Weld 0 County, Colorado has reviewed the request of Donald and 0 0 Janet Walker for an exemption from the definitions of rn "subdivision" and "subdivided land" in Section 30-28-101 (10) , M N CRS 1973, as amended, and Section 2-1 of the Weld County Subdivision Regulations, and WHEREAS, the Board of County Commissioners finds that Donald and Janet Walker are the owners of a certain parcel of land located in Part of the Northwest Quarter of Section 30, Township 3 North, Range 68 West of the 6th P.M. , Weld County, Colorado. Donald and Janet Walker wish to sell a portion of said parcel to an adjacent property owner. The legal description of the resultant tract of land of the adjacent property owner is as follows : That portion of the Northwest Quarter of Section 30 , Township 3 North, Range 68 West of the 6th P.M. , Weld County, Colorado more particularly described as follows : Considering the West line of the Northwest Quarter of said Section 30 as bearing North 00°00 ' 00" East and with all bearings con- tained herein relative thereto. The parcel of land is described as Pt. NIA Section 30, T3N, R68W of the 6th P.M. , Weld County, Colorado. The property is located 2-1/2 miles west and 2 miles south of Mead, north of Union Reservoir. The property contains approximately 43 acres in the Estate Zone District . The owners of seven one acre parcels along Weld County Road 1 wish to purchase additional property from the Walkers . The average parcel size to be purchased is approximately four acres . One parcel of 8 . 96 acres remains which would become a potential building site. No additional building sites are created. Based upon the information submitted and the adopted policies in the County, the Department of Planning Services Staff recommends the re- quest be approved for the following reasons : All parcels are pre- sently in the Estate Zone District. A large part of Section 30, T3N, R68W is zoned Estate at the present time. Therefore, the use will be compatible with surrounding land uses . The subdivision exemption would create long narrow lots which would not necessarily preclude efficient subdivision development in the future. The present pur- chasers understand (and have signed an agreement to that effect) that the enlargement of each parcel does not create an additional building site. The City of Longmont Department of Planning Services has recom- mended approval of these requests . A copy of that letter is attached.
