• Types of uses proposed:
Fire station on 2.04 A +- (and lot subdivision to west parcel, approx. 2.47 A).
• Concerns During Preliminary Plan Process:
There are no concerns needing to be addressed or resolved at this time.
• Total number of lots proposed:
There are two (2) proposed lots. Lot 1 will consist of the easterly 2.04 A
(approximately). The fire station will be located on Lot 1. Lot 2 will consist of the
westerly 2.47 A (approximately).
• Subdivision circulation system:
Proposed access drives to Lot 1 and Lot 2 are code compliant. There are no
internal streets proposed.
• Proposed water system:
Proposed Lot 1 and Lot 2 will be serviced by the Left Hand Water District.
Existing Lot 1 service will be abandoned at the main adjacent to Colorado State
Highway 119. Lot 1 and Lot 2 services will be provided by tapping an existing
water main west at the adjoining Vista Commercial Center, Filing I. Services will
be installed outside the limits of Weld County right-of-way. There will be an
assumed 2250 estimated gallons per clay of water required to serve the
subdivision.
• Proposed sewer system:
Proposed Lot 1 and Lot 2 will be serviced by the Saint Vrain Sanitation District.
Existing Lot 1 service to remain. Lot 2 will be serviced by tapping a sewer main
in Vista View Drive. There will be an assumed 2250 estimated gallons per day of
sewage to be treated by public sewer.
